Office Lease Details
The leased premises are located on the eighth floor of Lotus Grandeur, a commercial development in Andheri West. The registered agreement includes two car parking spaces. The total area of the leased office units has not been specified in the documents.
The lease agreement was registered on September 1, 2026. Under the agreement, the tenant will pay a monthly licence fee of ₹8,26,875. Additionally, the tenant has paid a security deposit of ₹30 lakh.
The lease includes a 12-month lock-in period, during which the tenant must maintain the agreed lease terms.
Rent Escalation and Total Lease Value
The agreement provides for a 5% escalation in rent after every 12 months. The monthly licence fee will increase from ₹8.27 lakh during the first 12 months to approximately ₹8.68 lakh from the 13th month.
For the final four months of the 28-month lease, the monthly rent will increase further to approximately ₹9.12 lakh.
Based on the agreed rental escalations, the total rent payable over the 28-month lease period is approximately ₹2.46 crore.
