Latest Update on MHADA Lottery 2023
Citizens on the Master List have the option to receive larger apartments through MHADA.
November 16, 2023: The South Mumbai master list of families will have the opportunity to purchase a home that is 100 square feet larger thanks to a decision made by the Maharashtra Housing Area Development Authority (MHADA). The citizens on this list will pay 125 percent more than the ready reckoner rate in order to access additional space. Projects impacted or families whose buildings have collapsed are listed on the master list. The government bears the responsibility of providing rehabilitation to these families. In order to house the impacted families, the Mumbai Building Repair and Reconstruction Board of MHADA creates the master list. South Mumbai has thousands of old buildings. In a very small area, hundreds of these buildings have been built.Every family cannot have a house at the same location because there is not enough room in case the building collapses from rain or other causes. In this case, MHADA creates a master list so that residents of buildings under construction can find housing.

The nodal agency for the development of affordable housing, reconstruction, and slum redevelopment is MHADA, or Maharashtra Housing & Area Development Authority. The MHADA Housing Scheme, also known as the Lottery, is a widely accepted method of allocating reasonably priced, low-cost homes throughout Maharashtra. The MHADA lottery 2023 is still a highly anticipated program because it will offer reasonably priced, long-lasting housing options in prime Maharashtra locations.
With the intention of providing over 2600 apartments in Mumbai through a lottery system, the first MHADA Lottery scheme was introduced in 2012. Since then, numerous other programs have been introduced, such as the most recent MHADA Lottery Scheme 2023 and the MHADA Lottery 2017 Mumbai.
MHADA was founded in 1948 with the intention of offering the state's homeless population low-cost or affordable housing options. Learn about the requirements for eligibility, the necessary paperwork, the refund procedure, and how to apply online for the MHADA Lottery 20232 Mumbai. A MHADA apartment's owner may only sell it five years after the date of purchase. If you intend to buy the apartment as a resale, keep the following in mind.
The home's seller is required to provide:
An electricity, water, and other bill-paying society's No Dues Certificate
A transfer certificate, an allotment letter, and all other original documentation
The buyer, in this case you, and the seller must split the society membership transfer fee equally.

10 November 2023: Prospective homeowners have responded to the MHADA Pune Lottery 2023 with overwhelming enthusiasm, according to recent data released by the MHADA. A total of 73,000 applications have been received for the 5083 lats that were advertised under the MHADA Pune lottery 2023. The price range for the flats in the MHADA Pune Lottery 2023 is Rs 5 lakh to Rs 1.11 crore. October 30, 2023 was the cutoff date for MHADA Pune Lottery 2023 applications. On September 6, the MHADA Pune Lottery applications opened. The MHADA Pune lottery will offer flats in Sangli, Kolhapur, Solapur, and Pune, among other places. The lotto offers apartments in 204 square feet to 1,087 square feet of carpet space, with different layout options including 1 RK, 1 BHK, 2 BHK, and 3 BHK. Over 2445 apartments out of the 5863 total homes will be distributed on a first-come, first-served basis. More than 51,000 of the applicants have made earnest money deposits.
2. November 2023: The MHADA has canceled the Rs 10 lakh validation fee that was previously imposed, which is a positive development. The association of real estate developers had strongly objected to the Rs 10 lakh charge being imposed.
MHADA will now revalidate all pending NOCs for Rs 1 lakh for the first six months, regardless of the plot area. Any NOC that is still pending after the amnesty scheme period ends must be revalidated by paying an annual fee of Rs 5 lakh.
Following this, the charges will be applied based on the plot area to all valid NOCs that apply for revalidation. For a 500 square meter plot, the minimum fee will be Rs 50,000, and for an 8,000 square meter plot, the maximum fee will be Rs 6 lakh.
The annual fees for revalidating the NOC required by the Maharashtra Housing Area Development Authority (MHADA) were raised in order to deter real estate developers from obstructing redevelopment projects. The NOC now charges an annual fee of Rs 10 Lakh instead of Rs 20,000.
Nevertheless, advocacy groups for real estate developers had criticized the hike as outrageous and unnecessary. The MHADA believed that by raising the fees, they would be able to guarantee the timely completion of redevelopment projects and increase their revenue. Now, the ruling is overturned.
October 13, 2023: The MHADA is modifying the minimum area standards to ensure that all residents of a redeveloped project receive the same benefits. Following redevelopment, a minimum area of 300 square feet will be guaranteed for the residents once the rules are implemented. Residents who live in smaller apartments will be able to use it.In accordance with Development Control Rule 33(7), the Maharashtra state government is changing the guidelines and redevelopment formula.
After the government broke a deadlock over the rehabilitation of 388 run-down MHADA buildings, the minimum area was revised.A delegation had previously insisted that rule 33(7) be followed for the redevelopment process. Currently, residents of discontinued buildings receive free houses measuring at least 300 square feet. The buildings that have been abandoned are responsible for covering MHADA's upkeep and repairs. The residents of 388 MHADA-built buildings are to receive the same benefit, according to the state government.
To deter builders from obstructing redevelopment, MHADA has increased the annual fee for the revalidation of a NOC from Rs 20,000 to Rs 10 Lakh.
September 25, 2023: The Maharashtra Housing Area Development Authority, or MHADA, has raised the annual fees for revalidation of the required NOC in an effort to dissuade real estate developers from obstructing redevelopment projects. The NOC now charges an annual fee of Rs 10 Lakh instead of Rs 20,000.
Nonetheless, advocacy groups for real estate developers have referred to the increase as outrageous and unjustified. The MHADA believes that the increase in fees will guarantee the prompt completion of redevelopment projects and will contribute to the organization's increased revenue.
Even after the building in question is demolished, the builders frequently take years to finish the redevelopment. They trade the NOC for their own benefit. The decision to increase the fees will also deter the redevelopment of individual buildings, which is counterproductive to the advancement of physical infrastructure.
MHADA Unveils an E-Billing System for Online Service Charge Payments

Time savings and online service charge payment are two benefits of the E-Billing service.
